Property Manager

Department: Office Services, Property & Design-BG-UK

Reports to: Head of Office Services

Direct Reports: Senior Workplace Designer and Workplace Planning Manager

Overview

This is an office-based position. The role manages and oversees the firm's global property portfolio, ensuring efficient, compliant and cost-effective operation of office spaces across the UK and international locations. The role focuses on property sourcing and acquisition via key 3rd parties, portfolio management, financial control and supplier oversight, while providing leadership to the design function. The role will support the firm's property strategy, act as a trusted advisor to the business on property-related matters and operate as a responsible steward of the firm's property portfolio.

Responsibilities

Property Portfolio Management

  • Management of the firm's global property portfolio
  • Source and acquire fit-for-purpose global and regional properties, liaising with external partners
  • Oversee all leased and serviced office locations across the UK and international offices from a portfolio perspective
  • Lease events including renewals, negotiations and exits
  • Subletting and occupier management
  • Maintain strong landlord and agent relationships
  • Operate as a responsible and proactive steward of the property portfolio
  • Provide insight and recommendations based on portfolio performance, market trends and business needs

Advisory

  • Act as a property advisory service to the business, supporting decision-making on property matters
  • Provide clear, accurate and timely reporting and communication to stakeholders

Financial Management & Capital Governance

  • Develop and manage the annual property budget
  • Monitor costs including rent, service charges and operating expenditure
  • Support business cases and financial planning for property decisions
  • Provide oversight and governance of capital expenditure, ensuring appropriate control and value for money
  • Work closely with Finance to enhance cost control, reporting and financial visibility
  • Legacy and ongoing rent payments
  • LBTT and associated tax/compliance responsibilities and obligations
  • Manage financial approval process and cost control

Supplier & Facilities Oversight

  • Oversee key suppliers, including their governance and contract management
  • Build strong working relationships with internal Technical and FM teams (the role has no FM team management responsibilities)
  • Ensure service delivery meets agreed standards

Governance & Compliance

  • Ensure compliance with all relevant property laws and regulations
  • Maintain accurate property records, leases and contracts
  • Manage risk across the property portfolio

Workplace Design and Move Leadership

  • Provide leadership and oversight of the design/workplace planning functions
  • Line manage the Senior Workplace Designer (SWD) and Workspace Planning Manager (SPM), retaining overall accountability for space planning, design standards, office moves and technical deliverables (including O&M documentation)
  • Agree workplace standards and ensure alignment with business needs
  • Ensure the team provides a physical office environment in which staff can flourish, and clients' interests may be best served

Projects & Change Management

  • Support the SWD through refurbishments, relocations and office changes
  • Support projects where required (in partnership with project leaders)
  • Oversee the smooth delivery of workplace changes with minimal disruption

Tenant / Occupier Management

  • Support and develop processes relating to occupier and tenant management within the firm's properties

Knowledge and Experience Required

  • Proven experience in corporate property / real estate management
  • Experience managing multi-site or international property portfolios
  • Strong financial and budget management skills
  • Prior experience in lease negotiations and property transactions
  • Experience managing external suppliers and 3rd parties
  • Experience leading teams (ideally including specialist functions such as design/workplace)
  • Understanding of workplace design principles (oversight level)
  • Strong stakeholder management and communication skills

Qualifications

  • Degree or equivalent experience in property, real estate or related field (preferred)
  • Relevant property qualification (e.g. MRICS) (preferred)
  • Accountancy certification/qualification (e.g. ACCA) (preferred)

The Type of Candidate We're Looking For

Commercially astute, you bring proven corporate property or real estate experience, including multi-site or international portfolio management, lease negotiations, property transactions, supplier oversight and strong financial control strengths. Comfortable working closely with Finance colleagues, managing budgets and capital expenditure and using portfolio insight, market trends and business needs to help you shape clear recommendations. Acting as a trusted advisor, you leverage your clear communication and strong stakeholder management skills and can balance strategic thinking with practical delivery. Success in the role will require sound judgement, strong governance, relationship management skills, and the ability to oversee suppliers, landlords, agents and internal teams across a complex UK and international property landscape.
